Appraiser Process Basics – What you Need to Know
11:45 lunch, 12 session

Discussion Panel with appraisers to go over:
• Explanation of the appraisal process and Appraiser oversight
• Square footage vs. GLA regarding the ANSI Standard for measuring homes.
• Repair items that might be required by an Appraiser.
• How to read the tax card – locate parcel number, yr built, lot dimensions, plat, and explanation of base and adjusted sq.ft.
• How to locate current owner
• How to locate flowage easement / flood zone
• Review the MLS and overview of how we pull comps, how to narrow comps down to most similar
• Dollar per square foot and how it is impacted by difference in sq.ft. and amenities (det gar, pool, etc.)
• Repairs to look for – make sure windows open/close, all utilities need to be on (make sure they know most properties have 3 diff. co.), public utilities available – owner may have to hook up if feasible.
• How to communicate with an appraiser
